How do I make a reservation?
To start the reservation process please visit the Contact Us tab and fill out the form. I will then confirm availability, provide you with a quote, and let you know what information is needed. Once all information is collected you will receive a rental agreement by e-mail to e-sign. See our Policies Page for more information on payment terms, cancellations, and other policy information.
Where are your homes located?
Our homes are located along the beaches of Cape San Blas, FL. Cape San Blas is located along the Forgotten Gulf Coast in the Florida Panhandle. Our beaches and town are dog friendly, for the most part. Our sand on the western facing beaches is a the familiar fluffy white powdery soft sugar sand. Our town is an old school Florida town with nearly no franchises and almost exclusively except Mom & Pop Shops, the beach, and things to do with the beach. if you are looking for a get-away-from-it-all vacation, you have found the right spot! If you are looking to be entertained by putt putt, lots of shopping and outlets, or grabbing take-out every night, we might not be the right location for you.
What type of items do you include with your rentals?
Homes are stocked with bed, bath, and kitchen linens: at minimum we provide 1 bath towel and wash cloth per person and 1 hand towel per towel rack. In the kitchen we provide a minimum of 2 wash cloths and 2 hand towels. A starter soap & one roll of toilet tissue per bathroom is provided, as well as, the first liner in each waste bin. Outside of these items to get you started our homes are self catered by the guest. We do not provide beach towels, linen for pets, detergents, paper products, food products including salt/pepper, etc.
Where can I find an accessible beach access?
Check out VisitGulf.com‘s info sheet on accessible beach and pool info here. Our area has a variety of choices when it comes to accessible beach access points. Many of our Public Beach Access Points have a Mobi Mat installed to help with different mobility needs. Wheel Chairs are available to rent through various providers as well or are included on a first come first serve basis from both Rish Park and T.H. Stone Memorial State Park. Rish Park also has an accessible pool with a lift, a beach boardwalk ramp that is fully ADA compliant, among other amenities. They call this park “A Park Without Limits” and is dedicated to those families who need ADA compliant amenities. These state parks require a small daily fee to use their services.
Where can I find a public pool?
Gulf County has two paid options that are open to the public. Rish Park is located on Cape San Blas and has a large ADA compliant swimming pool. The County Club is located over in Simmons Bayou which is about 10-15 minutes away and also has a swimming pool that you can pay to use.
Do you include beach gear or beach gear rentals with your vacation homes?
Short Answer: No, we do not provide beach gear with the home nor do we provide “free” beach gear services. If you would like to rent or purchase beach gear for your trip, check out the Eat-Play-Shop tab.
Long Answer: Our goal is to offer a simplified booking experience with fair priced and well maintained vacation rentals without all of the fuss and without granting permissions to sell your guest information. For that reason, we do not include additional vendor services with our vacation rentals such as the “free beach gear” buy-in and instead provide you with up front rates with no hidden or surprise fees and do not charge you extra for things that already are at the homes, like pool heat for private pools. Due to the enforcement of our Leave No Trace ordinance and high amount of loss of the provided gear in the past, we are unable to stock our homes with beach gear. We have priced our homes in a way that typically, compared to other comparable homes homes in the area, you will be able to purchase well more, in terms of rentals and extras, than you would be able to if you were to rent a comparable home with the “included free beach gear.” Some of our homes have beach gear storage closets that typically have a mixture of beach chairs, sand toys, boogie boards, and sometimes even an umbrella. These items change from week to week and are not guaranteed. For this reason we recommend that you rent, purchase, or bring any items that are a must have for a great week at the beach. Can I rent a golf cart for my vacation stay?
Short Answer: None of our current homes have Golf Cart access to the beach so, it is pointless unless you only want to drive on the side road your home is located on.
Long Answer: In the state of Florida it is unlawful to drive a Golf Cart on, next to, or across any unapproved state highway or a roadway that has a speed limit of greater than 35MPH. Cape San Blas Road is both an unapproved state highway and a roadway over 35MPH. None of our homes currently have legal beach access via ATV, Golf Cart, or not street legal vehicles. For this reason we will not provide advice or company recommendations for you to do so. If you need or want a golf cart during your visit to Gulf County we recommend renting a home within side road access to a beach access or out on Indian Pass.
What’s the time/time zone?
Port St Joe, St Joe Beach, Cape San Blas, Money Bayou, and Indian Pass are all Eastern(EST) time. Mexico Beach and further west is Central (CST) time. The north end of Gulf County is also CST (Wewahitchka area.) Our office and all of our homes operate on EST. Mostly everyone operates on beach time though…
What about Beach Driving?
Most Gulf County beaches allow driving with the exception of the state parks. It is very inconvenient to drive on the beaches of St Joseph Peninsula(The North End) at the present moment due to moving erosion called scallops and overall erosion in general making some areas impassible all together. In order to drive on the beaches you must have a beach driving permit. Visitor passes are limited to so many passes per year and are only available in a yearly pass option. You can purchase these from the tax, tag, and title office. Driving on the beaches without a permit will result in a $500+ dollar fine for first time offenders. Please contact the tax, tag, and title office for up-to-date policies, information on access points, pricing, and anything else related to beach driving.
2026 Beach Nourishment & Break Water Project

The following information is based on our interpretation and historical knowledge of beach projects and should not be considered official information. It is simply to provide an easy to read explanation of how our homes will be impacted, or rather not implanted, by the 2026 beach project.
The 2026 Beach Nourishment Project begun in late March 2026 and concluded in the early parts of May 2026. It only impacted the beaches starting at the rock wall and going north, or in the direction of Scallop Cove, for a total distance of 1.1 miles. This area of beach is south of every home that Teresa’s Beach Homes manages and therefore did not directly impact any of our homes. As of May 23, 2026 the re-nourishment part of the project is complete and those machines and barges have left.
The break water project is a new project to our area and is to help slow down the erosion along the western facing beaches of Cape San Blas. This project is mostly off shore as best as I can tell and will not impact any of our homes, at all. The closest break water point will be over half a mile away from our southern most rental (McCosh) on the western facing beaches. I do not anticipate any impacts from this project at any of our homes with the exception of noticing it’s going on when you drive on and off the cape. It is my belief that none of Teresa’s Beach Homes guests will be impacted for any part of the break water project unless you intentionally visit the beaches they are working on.
