How To Book

Booking with Teresa’s Beach Homes is easy! All of our prices on our website are all inclusive except pet fee so that you can easily click through and pick the home that’s best for us. Whether you are looking for recommendations or ready to book, visit the Contact Us tab and fill out the form to get started. Once you’re ready to book we’ll get some basic information via phone or email and send you a rental agreement to e-sign. We require a $500 down payment at time of booking with remaining balance due 45 days prior to arrival for 7 night stays. See “down payments” below for more information. We accept checks or credit card including Visa, Discover, or Mastercard. We do not accept online payments. To provide credit card information just give us a call at 850-229-1522. Always leave us a voicemail if we do not answer. We look forward to serving you!

Down Payments

We require a $500 down payment for bookings of less than 14 days. For 14-21 days we require $1000. For 22+ days/monthly we require half down. Remaining balance is due 45 days prior to arrival for reservations of 1-21 days or 60 days prior to arrival for reservations of 22+ days. The down payment is part of your total cost. The cancellation policy applies to down payments as well as paid in full reservations. We do not accept online payments. Please either call us with credit card information or you may mail a check once you receive the rental agreement.

Cancellation Policy

Advance payments will not be refunded for cancellations unless the home is re-rented for the same time period. We reserve the right to discount cancelled weeks in order to get them re-booked and provide you with a partial refund. If the property re-rents a $150 cancellation fee plus any difference in rental revenue will be deducted from your refund amount. If the property does not re-rent all advance payment(s) will be forfeit. We do not refund for inclement weather, nearby construction, or any act(s) of God with the exception of ordered mandatory evacuation nights due to hurricanes.

Inclement Weather / Hurricanes

We do not refund in the event of inclement weather with the exception of mandatory evacuations due to hurricanes. Should a mandatory evacuation happen due to hurricane during your vacation we would refund you for the mandatory evacuation nights only. We strongly encourage you to purchase travel insurance to cover expenses of travel or other situations that may arise.

Extended Cancellation Policy Regarding the Pandemic

Reservations are subject to rescheduling only should mandates or orders prevent Teresa’s Beach Homes Vacation Rentals from operating due to the ongoing Pandemic. All other situations are subject to our regular cancellation cancellation policy.

Pet Policy

Most all of our homes are pet friendly for up to two dogs per home. We accept dogs only. Our normal pet fee for up to two approved dogs is $100.80. Some homes have restrictions to breeds(shedding) and/or sizes. Please see individual home pages for whether or not they accept pets.

Pools with Heat

Some of our private pools have pool heat included at no extra cost. Pool heat is available on these homes from March – Thanksgiving weekend, as needed. Pools are heated to 84-86 degrees, as needed, weather permitting. Once pools are maintaining 86 degrees in the spring, pool heaters are turned off until they’re needed in the fall. Pool heaters may not be able to fully heat the pool if the weather conditions are below 60 degrees at night and/or it is cloudy, excessively rainy, or windy. Refunds are not provided for pool heat performance.


Some of our homes have private elevators for convince. Children are not permitted to use the elevator. The availability of the elevator is not guaranteed due to the possibility of outages occurring during or prior to your stay. Elevators are highly complex pieces of equipment and it may take time to repair if an outage occurs. We encourage each guest to consider our private elevators as convenience items rather than necessities and have a back-up plan in case of outage. Although we work very diligently to provide immediate notice in the event of an outage, it can happen at anytime without notice. Refunds are not provided for any appliance or equipment outage including elevators.

Repeat Renter Discount / Refer-a-Friend Program

Repeat Renters are eligible for $100 off their total rate on new bookings. To redeem mention that you are a repeat guest at time of inquiry. Repeat guests are guests that have booked and stayed with Teresa’s Beach Homes in the past. Subject to verification.

Refer-a-Friend Program offers $100 off coupons for each guest referred by a Repeat Renter. The referred guest will also receive $100 off their first booking. Referred guests must mention the repeat guest’s first and last name from past reservation at time of booking. Once the referred guest books the repeat guest will receive an e-mailed referral coupon with code. Repeat guests may redeem the referral discount on any future reservation by mentioning the referral e-mail and code. One referral coupon may be used on booking totals less than $3000. Two referral discounts may be used on booking totals greater than $3000. May be combined with repeat discount. Only valid on future reservations. Terms and conditions are subject to change without notice. Referred guests are not guests that have stayed with or in one of Teresa’s Beach Homes before or are traveling with guests who have done so. However, you will still receive an honorary repeat guest discount.


Do you include beach gear or beach gear rentals with your vacation homes?

Short Answer: No, we do not. Check out places to rent gear under Eat-Play-Shop tab above.

Long Answer: We like to keep things simple at Teresa’s Beach Homes. We offer fair priced and well maintained vacation rentals without all of the fuss. For that reason, we do not include any additional services with our vacation rentals, but you are more than welcome to purchase them on your own. Our prices on our homes are priced in a way that typically, compared to our competition, you can purchase well more in terms of rentals and extras than you could renting something comparable with the included “free” beach gear. Some of our homes have beach gear storage closets that typically have a mixture of beach chairs, sand toys, boogie boards, and sometimes even an umbrella. Can I rent a golf cart for my vacation stay?

In the state of Florida it is unlawful to drive a Golf Cart on, next to, or across any unapproved state highway or a roadway that has a speed limit of greater than 35MPH. Cape San Blas Road is both an unapproved state highway and a roadway over 35MPH. The only home we have that has legal access to the beach via Golf Cart is Emerald Isle. No other home in our inventory would benefit from a Golf Cart rental.

What’s the time/time zone?

Port St Joe, Cape San Blas, Money Bayou, and Indian Pass are all Eastern(EST) time. Mexico Beach and further west is Central (CST) time. The north end of Gulf County is also CST (Wewahitchka area.) Our office and all of our homes operate on EST except Oaks Rest Barn and Grey Whale which operate on CST. Mostly everyone operates on beach time though.

If there is another COVID-19 related shut down what happens?
If Teresa’s Beach Homes is unable to operate due to mandates and/or orders we will help guests reschedule their vacations to a different date and move 100% of what they have paid towards that new reservation.

My work place has stated I must quarantine upon returning from Florida and I cannot do that. What should I do?
The best thing to do is to contact me as soon as you know that you will not be able to travel during your vacation week so that I can attempt to get your week re-booked. Assuming that I can re-book your week you will receive a refund under our normal cancellation policy. Please contact me and we will discuss this on a per situation basis.

What if I/my party becomes sick and cannot travel?
It is best if you take out a travel insurance policy that covers you for sickness of yourself or any person traveling with you or for any instances that do not involve Teresa’s Beach Homes not being able to operate due to Federal Mandates or Florida State mandates. Otherwise, it falls under the normal cancellation policy.

Can I Cancel My Vacation?
Yes, you are always able to cancel your vacation. It simply falls under the cancellation policy.

What about Face Maks and Social Distancing?
Currently face Masks are not required in Gulf County, but are highly encouraged to be worn by all visitors and locals while inside any business or in any situation in which social distancing is not possible. Face Masks are required in some private businesses and you may not be serviced if you refuse to do so.

Social Distancing is in place for the entire country. I encourage you to stay at least 6ft apart from non-family members while on vacation in our county to help prevent the spread and keep our small community safe.
