How To Book
Booking with Teresa’s Beach Homes is easy! Contact Us
or give us a call for an official quote. Once you’re ready to book we’ll get some basic information via phone or email and send you a rental agreement to e-sign through Adobe. We require a $500 down payment at time of booking with remaining balance due 45 days prior to arrival for 7 night stays. We accept checks or credit card including Visa, Discover, or Master Card. We do not accept online payments. To provide credit card information just give us a call at 850-229-1522. Always leave us a voicemail if we do not answer. We look forward to serving you!
Normal Cancellation Policy: Advance payments will not be refunded for cancellations unless the home is re-rented for the same time period and for the same rental income. If the property is re-rented the advance payment, minus a $150 cancellation fee, plus any difference in rental income, will be refunded upon receipt of payment from the new guest. We do not refund for weather except mandatory evacuations We refund for mandatory evacuations nights only.

Extended Cancellation Policy Regarding the Pandemic:
Reservations are subject to rescheduling only should mandates or orders prevent Teresa’s Beach Homes Vacation Rentals from operating. All other situations are subject to our regular cancellation cancellation policy.
If there is another shut down what happens?
If Teresa’s Beach Homes is unable to operate due to mandates and/or orders we will help guests reschedule their vacations to a different date and move 100% of what they have paid towards that new reservation.
What if they close the beaches?
Well, if “they” (this would be a county commissioner decision, not a governor or state decision) close the beaches they’re likely telling us that they want to limit or prevent tourism to our area. While it is our personal opinion that it is unlikely this will happen again, this would fall under our extended cancellation clause.
My state is listed on Florida’s “Do Not Travel” or “Quarantine” list, What do I do?
If your state ends up on one of these lists Teresa’s Beach Homes will reach out to you and help you reschedule your vacation.
My work place has stated I must quarantine upon returning from Florida. What should I do?
The best thing to do is to contact me as soon as you know that you will not be able to travel during your vacation week so that I can attempt to get your week re-booked. Assuming that I can re-book your week you will receive a refund under our normal cancellation policy. Please contact me and we will discuss this on a per situation basis.
Well… We don’t know what we don’t know, unfortunately, and we cannot go down the hypothetical path with you. We have policies in place which you can view above and you can find travel insurance information on the front of your rental agreement.
Can I Cancel My Vacation?
Yes, you are always able to cancel your vacation. It simply falls under the cancellation policy. Please refer to your rental agreement for cancellation policies.
What about Facemaks and Social Distancing?
Currently facemasks are not required in Gulf County, but are highly encouraged to be worn by all visitors and locals while inside any business or in any situation in which social distancing is not possible. Face Masks are required in some private businesses and you may not be serviced if you refuse to do so.
Social Distancing is in place for the entire county. I encourage you to stay at least 6ft apart from non-family members while on vacation in our county to help prevent the spread and keep our small community safe.
The more we do to keep Gulf County numbers low the more likely we are to stay open for the long haul. Remember we are opening our doors to visitors to help you get a break from the real world, but this is our real world all day every day and we have to deal with everything that is left behind by our visitors. We love our visitors! Please love us back by showing us respect and understanding during this weird time.
